This stunning villa, which has been beautifully furnished throughout, is on the exclusive Dere development only a genuine 2 min stroll to Kalkan’s Old Town restaurants, harbour and beach. The 3 en-suite bedroom Villa Sultaniye offers panoramic sea views and all rooms have balconies from which guests can enjoy the vista.
The Villa’s interior has been designed in a cool, contemporary Turkish style. Antique marble floors are standard throughout and rooms feature attractive interior limestone walls. Villa Sultaniye is fully air-conditioned and in addition, we also provide fans for guests that prefer not to use air conditioning.
All bedrooms benefit from contemporary en-suite bathrooms with overhead showers and are fully tiled in beautiful Turkish travertine and feature backlit mirrors. In addition there is also a fourth house bathroom on the ground floor with a further rainfall shower. All beds have very comfortable 'Dorma' mattress toppers and bedrooms benefit from blackout curtains to ensure that rooms remain comfortable even in the sunshine.
For those wishing to hire a car there are car parking spaces outside the villa though the property’s excellent location means this is not necessary.
Private pool & pool terrace
The villa also boasts a beautiful private freshwater pool and very spacious sunbathing area, again with incredible sea views. Pool towels are also provided. There is an extremely spacious pool terrace, furnished with tables and comfortable seating, perfect for an al fresco lunch or evening meal. This is a perfect open space to enjoy a Turkish breakfast, a light lunch or entertain with sundowners.
The Roof Terrace
Upstairs, the top floor roof terrace has stunning sea vistas over the quintessential Kalkan view of mouse and snake island. This space is stylishly furnished with quality sunbeds and parasols. There is also a beautiful chill out area including comfortable sofa and chairs as well as an outdoor kitchen and that all important drinks fridge to keep the fizz perfectly cool!
Media and technology
The lounge features a Smart TV - with full service options via the 'Amazon Firestick Remote'. Guests can simply switch the TV on via the TV remote then navigate services using the 'Amazon Firestick Remote'.
For guests this means a huge range of viewing options, including Netflix, Prime etc together with all UK channels and an extremely extensive range of movies. If you have any questions on how to use the Firestick, , please just ask Samet as he is familiar with navigating the functions available.
There are quality bluetooth speakers downstairs and upstairs as well as ‘Alexa’ voice activated devices for guest use or to use as bluetooth devices. There is also complementary wi-fi throughout the property even on the roof terrace.
Well equipped kitchen diner
The fantastically equipped kitchen offers everything guests would expect. This includes a 'state of the art' carbon water filter to ensure that our mains water is safe for drinking by all the family. There is a labelled, small, narrow tap next to the main kitchen tap and this is the tap to used for drinking. The water is filtered through no less than 5 carbon filters to provide a fresh, clean, constant supply of drinking water. The normal mains water tap is fine for washing fruit and veg, washing, cleaning teeth etc.
Use of the filter water is completely free of charge. We still have a chilled water cooler which accommodates the large, 19 litre plastic drums, should guests prefer to use this. They will need to pay for this water service and can order and pay for water direct to Samet. However, due to the supply of these, please ensure you let him know in good time so he can arrange delivery. Also, because these units have fragile fittings and are different to those in the UK, you should actually ask Samet to fit these drums for you.
Meet & Greet
Guests of Villa Sultaniye are met by the villa’s manager, Samet. Occasionally, should an arrival be past midnight we may ask that you use our key safe for access. In such circumstances Samet will pop in on your first villa day.
Welcome pack
We provide a luxury welcome pack, including wine and Efes as well as bread, butter, tomatoes etc and some basic provisions for use before guests have the opportunity to go shopping.

Throughout the year there are direct flights to the modern Dalaman airport from regional airports throughout the UK. Dalaman is the nearest airport with transfers of around 1 hr 30 minutes, Antalya is an alternative at approx 3 hrs drive away. The journey time from Dalaman to Kalkan is a maximum of 1 hour 30 minutes.
We can assist you with booking your private, direct, door to door transfer from Dalaman airport to your Kalkan apartment. Private, air conditioned transfers can be arranged with reputable Kalkan-based companies, again which we can help with if necessary. We also have excellent driving directions for guests who prefer to drive themselves from Dalaman.

I have visited Kalkan for over 30 years & this is the best place I have ever stayed. The location is brilliant; quiet but close to everything (just up from the Botanik if you know Kalkan old town). The villa is beautiful, it has literally everything you could want. From google speakers to knife sharpeners, we wanted for nothing I cannot speak higher of Sue & Samet; they were so responsive & pro-active, just brilliant from start to finish. The online house manual is a great idea & was so useful. would not look to stay anywhere else in Kalkan now; we have fallen in love with Villa Sultaniye & could not have had a better experience.

A fabulous villa in the perfect location to explore Kalkan.
The villa exceeded all our expectations in terms of space, views and cleanliness. We are a family of 6 and there was ample space for us all to enjoy our time at the villa to the fullest. The views are spectacular and are visible from every floor of the property. The bedrooms are all beautiful with lots of storage space and en-suite bathrooms. The villa has lovely social spaces with lots of sun beds and seating and a beautifully clean pool. The cleaners came every day to empty the bins and take the rubbish with them which was an amazing service so we didn't have to hunt out the waste facilities in the area etc
The kitchen had everything we needed to prepare food and the little welcome pack of food and wine on arrival was a lovely touch.
All in all we had a fantastic stay and of all our visits to Kalkan, Sue's villa was definitely the best we've stayed in in terms of location, views and cleanliness. Highly recommended!

Fabulous villa in a great location with easy access to the old town bustling restaurants and shops. Sue's home is beautifully furnished and spacious with plenty of outside seating area and a great swimming pool. The view from the rooftop is stunning. Air conditioning worked well and bathrooms were clean with fabulous showers.

Fantastic villa and was as described.
The best part of the holiday was the location, kalkan is very hilly and being able to walk 2 minutes into the old town was a real bonus. No taxis required or slogs up the hill in the heat.
The villa was very clean and had a great outside space around the pool and the added bonus of a roof terrace to watch the fantastic sunsets
The host was very responsive and provided a very helpful guide to the property and recommendations for the local area, and also sorted our airport transfers.

Amazing villa in an amazing location. Everything was within walking distance and the view from the Villa was absolutely stunning. The kitchen was fully equipped and we enjoyed cooking during our stay. The beds were very comfortable and the bathrooms were very clean and modern th the cleaning service was also great. A special thank you. Sue, the host who was incredibly responsive helpful and made us feel so welcome. If we return to Kalkan, there’s no doubt we will stay in this filler again thank you so much. I highly recommend this Villa.

5 stars. It was a wonderful vacation. The location of the house and the furnishings inside were perfect.
Everything you could possibly need is available in the house. The house is just a 5-minute walk from the beach and in the center of Kalkan. Our host Sue is very sweet and responds quickly. Samet is so respectfull, smily and comes every day to take out the trash. We are thinking of coming back again next year. We highly recommend it to everyone.
