Beautiful villa in a fantastic location in Kalkan old town with stunning views across the bay. It is a very easy walk from the villa to the restaurants, bars and the harbour for boat trips or boats to the many beach clubs. There is no need for a car and efficient airport taxis were easily arranged by the host.
The villa was very clean and well equipped with air con in all rooms and with everything we needed. The host communicated brilliantly and provides an up to date app with information about everything you might need to know about the villa and local area - and more. We have already booked for next year

Lovely Villa with amazing views.

Villa Sultaniye was a beautiful Villa in Kalkan old town. Perfectly situated to provide fantastic views of Kalkan harbour either from the sun terrace, the main bedroom balcony, or the downstairs terrace. Everything in the Villa is provided for your convenience with a well equipped kitchen, large fridge freezer, water cooler with large water bottles replaced as required and lovely lounge area with large TV (though never used) all rooms fully air conditioned. The private pool was just perfect to laze around in and cool off but for me even better was the easy 5 minute walk down to the town beach or catch one of the free water taxis to one of the many beach clubs around the harbour. The walk back was not so quick or easy as Kalkan is situated like a giant auditorium leading down to a pretty quaint harbour front. The town is a mixture of narrow cobbled streets with restaurants, bars and boutique shops winding their way down to a lively harbour front with many more restaurants and bars. Our fourth visit to Kalkan and sure to return.

We are regular visitors to Kalkan, so chose this villa with location in mind, and weren't disappointed with ANY aspect. Sue and Sean were also extremely supportive throughout the booking process, especially with C19 playing out throughout the booking and holiday period. We would absolutely recommend this property, and will certainly be looking to return.

We stayed in Villa Sultaniye in May and it was truly amazing. The beach clubs take you from the sea front by boat. Everywhere is within walking distance which is exactly what we wanted. Booked again for next year.

Amazing central villa with best views of Kalkan

If you like staying in the old town of Kalkan you can’t get a better villa, it has everything you need on your doorstep. A stroll down the hill to the centre of Kalkan is a plus however the villa itself is gorgeous with attention to detail in every room with amazing views. The maintenance staff are really friendly & a WhatsApp away for any help you might need. We’ve stayed at Villa Sultaniye 3 times and have already booked for 2023 the only negative thing I can say is, it’s so disappointing when you can’t book because it’s popular.

The view

We stayed at Sue's villa as two couples in November. It is a high class property both for short or long term visit: lets put first the view that is of the best you can experience in this area and the location - it is literally in 5 mins to the beach line, yacht marine, old town and supermarket Carrefour. So a sunrise morning walk to the sea gets a nice habit. At the same time it is in a very quite area - that is not the case for all the properties in Kalkan old town.
We found the villa spacious, all bedrooms being ensuite, and equipped for any possible occasion - same as the terrace - with a private pool (that is quite often communal to some villas, but ) and bbq area and planty of space for 4 people.
Communication with Sue is brilliant, keeping it via airbnb, while Samet was in regular touch - assisting with any matter on the spot and always nearby if needed.
We think it is a rare case for us, when we found the property to be a great pick for even very long stays of 1 month and over - with an intention of having a great life time in Kalkan.
Certainly recommended for different travellers, ages and intentions. Thank you, Sue

The house is amazing, so is Sue. I highly recommend this house. Its location is just perfect, has an amazing view from terrace that prevent me from sleeping before 4 am to be able to watch full moon and moonlight. Pool is private and enough for around 6 people. We hope to come back. All 3 bedrooms and all kitchen equipment are all good. Plus you do not need to carry towels. Both beach and bath towels are all provided in the wardrobes as much as you want. One can expect 100% clean and fascinating holiday.

Guys, just look at those pictures. Do you think it’s good? No, come to the Sue’s villa and you’ll find that in reality it is AWESOME :)
My stay in that magical place is just ended, but I can say for sure, it were best 9 days in my life) Felt like living in the paradise )
And now a bit more details:
Villa itself - first thing on my mind, it is big, you have really a lot of private space, wonderful chilling-yard and pool location, huge open-space leaving room and kitchen, big and shine bedrooms, and lovely roof top terrace with unreal sunsets and sea-view.
Also there is just everything you need for the long stay. Washing machine and a dish-washer, different dishes and kitchenware, which will cover any possible culinary preferences :)
And the villa is very clean and well designed, it is clearly visible that it’s made with love and soul!
Big thanks for Sue, for the opportunity to stay in such a lovely place.
Another big thanks for Samet, manager of the villa. He’s very kind and helpful guy. Just ask him anything you need and you will be satisfied 100%
Location - I don’t have proper words to clearly describe how beautiful Kalkan is. And Sue’s villa is located right in the heart of this beauty. Information is 100% truth, it’s like 3 minutes to everything, shops, bars and restaurants, the beach.
Meantime, the street, where the villa is located, is super quiet.
And guys, what the views around the city… take a bike or car for rent and definitely try the boat trip at least once.
Do you still have doubts about this place? I don’t think so! Hurry up to press the button, I’m sure somebody else is booking this piece of paradise right now!

A magnificent place for the first visit to the Kalkan - the ideal location - in the heart of the old town: to the beach, shops, restaurants 5 min walk.
Suitable for 1 or 2 families.
Mediterranean-style villa with a huge veranda in front of the villa, as well as the rooftop lounge area, which will give you phenomenal sea views.
I can't say enough about the high level of service, support, and communication with Sue.
We were charmed by the Kalkan and thanks in large part to Sue's super atmospheric villa.

We have been travelling to Kalkan for a few years and stayed in some lovely places but Villa Sultaniye was the best by far. Fantastic location, literally 5 minutes from the bars and restaurants. The villa was equipped to the highest standard with the added bonus of a roof terrace which was the best place to watch the sunset and enjoy the wonderful views Kalkan has to offer. Cannot recommend it highly enough.

Spacious, well equipped villa with the added bonus of a new roof terrace this year with views to die for. Samet and his lovely ladies who look after the property are marvellous and really can't do enough for you. This is our 2nd time to Kalkan in 5 years and it didn't disappoint. People are really friendly, food is amazing and there's plenty to do as a family.

Two friends, my husband and I stayed at Villa Sultaniye for two weeks. I'm a regular to Kalkan and the Dere district ticks all the boxes as it is so central to the old part of town however with good shopping facilities on your door step too. Samet and his maintenance team were at hand 24/7. I was celebrating a milestone birthday, I arranged drinks on the patio area for 30 guests. The owner Sue could not have been more helpful suppling plastic champagne flute along with a fantastic birthday cake. You cannot fault this villa, it is decorated to a high standard with all the comforts of home.

We had five nights in this lovely villa. Master bedroom has a large balcony with beautiful views over Kalkan bay. Super place to sit and have a glass of wine in the evening. Another bedroom has a huge window giving the same view while a third has another balcony. All are en suite with very stylish showerrooms. The villa is very well appointed and has plenty of space for a group of six. Outside there is a large terrace with private pool and plenty if seating. I especially loved the canopied day bed. The villa is well situated for visiting the many restaurants and shops in the old town. The town beach is just a very short stroll away. We love Kalkan and loved staying in this villa. We would highly recommend a stay at Villa Sultaniye

We can't believe it has taken us this long to discover Kalkan! Such a beautiful place and perfect for our family holiday. We loved the villa and it was exactly as we expected from the description. The location was fantastic - so convenient and definitely no need to have a car - it literally is only a few minutes walk to all the restaurants and shops and the little harbour. The views from the villa are amazing too. The villa had everything we needed. It was clean, comfortable and very well equipped and well maintained both inside and out. We thought having a water cooler machine in the kitchen was a fantastic idea as we do get through a lot of drinking water and it saves carrying heavy bottles back from the supermarket. There are so many good restaurants and bars in Kalkan we need to go back to try them all! Those we did manage to try were all so good and really not expensive. We also went to a couple of the nearby beaches and beach clubs which were easy to get to. Some provided a courtesy boat from the harbour and others were a short taxi ride away but well worth the visits. We also did a boat trip from Kalkan harbour one day which was excellent with a delicious lunch provided too. In fact, it was so good we went again on the same boat for a 'moonlight' trip to see the sunset which was gorgeous with a lovely dinner too. Sue was extremely helpful right from the start of the booking process and during our stay. Always contactable and very quick to respond to any questions. Our whole holiday ran very smoothly and this was definitely down to Sue's helpfulness and organisation. The transfers she arranged for us to and from the airport were also excellent. I would thoroughly recommend this villa and we definitely hope to go back one day soon!

Superb property and excellent resort. We can not recommend it highly enough. The owners offer a high level of support and service all backed up by a very good local agent. We had a minor issue with one of the air conditioning units which we reported one evening - not an urgent issue. However by the time we got back from dinner it was repaired. The villa is comfortable and ideally located. Kalkan is a hidden jewel. We will be visiting again.

From the moment we arrived at the villa we felt immediately at home. Sue and Sean had thought of everything to ensure guests wanted for nothing. The villa was spotlessly clean and well maintained. We were met on arrival by Samet who looks after the property. He spoke excellent English and was very helpful. The location of the villa takes some beating, just approx 100 meters downhill to a street full of restaurants. The pool area was more than big enough for 6 adults with plenty of loungers and chairs. Great location and best villa

This is our second stay at this villa, which in itself is a recommendation. It is located literally a couple of hundred yards from the back of the old town so no need for taxis or lengthy walks home at night. (OK it is up a hill, but everything in Kalkan is!). It is one of the few smaller villas that is close to the old town allowing you the luxury of privacy and your own private pool without having to hire a villa that could sleep a football team.

Thank you Sue and Sean for another lovely holiday. Once again you have thought of everything. This villa is a perfect combination of being stylishly furnished but also has those fantastic sea views and of-course the location which is hard to beat! Myself and my husband James stayed at Villa Sultaniye with my parents who are in their 70s. Whilst they are not frail, they don't like to walk too far. This property was perfect as it has everything on the doorstep so they didn't feel like they couldn't go out on their own. This made it so relaxing for all of us. We have stayed in Sue's Sahane apartment on our own before which happens to be on the same development so we knew we were going to be impressed with the location and the standard of the accommodation. Once again, it didn't disappoint. We had a lovely holiday and really do hope to return. I wouldn't hesitate in recommending Villa Sultaniye to family and friends. Thanks.

We had a lovely late summer break in this great villa. There arent many 3 bed villas in the Old Town so we were pleased to stay somewhere with three bedrooms but lots of space inside and out. We even got in the pool as the weather was lovely! Everything looked great in the villa and it was v well equipped for us. Thanks to Sue who made our travel plans go so smoothly. A great break and we would definitely recommend this property with confidence!

Location, location, location

Our family of 5 stayed in this great property in July. We loved the location, only 2 mins to the restaurants and shops which was fantastic. It gave our group so much more independence. Last year we stayed in Kiziltas but that was too far. Anyone staying at this villa will love the spacious interior and more importantly the spacious sun terrace which thankfully gets the sun all day long. There are lots of seating areas for the family to sunbathe eat or just chill out, even that gorgeous day bed where I whiled away many an hour with the kindle in peace. We had a fabulous holiday and we have already provisionally booked the villa again for next season!
